Rental Criteria

Application Requirements and Screening Criteria

Thank you for your interest in renting with Donges Properties 2, LLC. Before filling out our online application, please review our mandatory screening criteria below. Every adult applicant (18 years of age or older) must submit a separate application and undergo our standard screening process.

1. Income Verification

• Applicants must have a combined verifiable gross monthly income equal to at least three (3) times the monthly rent amount.
• You must provide proof of income (e.g., recent pay stubs or official bank statements covering the last 60 days).

2. Credit and Background Checks

• We conduct a comprehensive credit, criminal background, and eviction history check on all adult applicants.
• A history of open bankruptcies, recent evictions, or significant unpaid utility or property management debts may result in an automatic denial.

3. Rental History

• Applicants must provide positive, verifiable rental references from previous independent landlords covering the last 2 to 5 years.
• A history of lease violations, property damage, or unpaid rent balances will disqualify an applicant.

4. Identification and Application Fee

• Every applicant must upload a valid government-issued photo ID.
• Application fees are non-refundable and are used entirely to cover the cost of the third-party credit and background screening software.
